THE PRE-LISTING INSPECTION
The Pre-Listing inspection is a 45 minute walkthrough of the property looking for large ticket items that will likely impact the eventual sale of the home. The Inspection will end with a conference and review of photographs of the inspector's findings.
RADON TESTING
What is Radon?
Radon is a colorless and odorless gas that is the result of decaying uranium within the soil. Radon can be found at low concentrations in all soil and even the air that we breathe.
Why is it Dangerous?
Consistent high level exposure to radon has been linked to lung cancer. When radon enters the house it can become trapped, creating a long term high level exposure.
What Can be Done to Solve the Problem?
Radon levels in the average home are about 1.25 picocuries/liter of air (pCi/L). If a radon test discloses levels of 4 pCi/L or greater, then some action should be taken to reduce the radon level. Mitigating the presence of radon levels within the home is all about proper ventilation. Sometimes clearing blocked basement vents can be enough to resolve the problem. Other times a supplemental basement ventilation system must be installed. The mitigation system will be tailored to the specific home conditions and sustained levels of radon found.
How Does Radon Testing Work?
Testing for Radon can be done in multiple different durations. Since radon levels can vary depending the weather and seasons, the most accurate radon testing is long term testing, which is over a period of 3 months to a year. Short term testing occurs over a time period of 2 to 90 days. Due to the fast nature of real estate transactions, the short term testing is what is offered as part of our Inspection. Radon detecting canisters will be placed in the home and left for a period of 48 hours. The canister will then be sent to a laboratory for analysis and the generated report will be emailed directly to you.
WATER TESTING
As an add-on to our inspections we offer limited water testing services. Most houses are connected to a municipal water service provider and they are the best resource to obtain periodic testing records of your water supply.
We suggest water testing, particularly when the prospective home receives its water supply from a private well. We will perform on-site screening of the water supply which tests for the presence of the following:
Bacteria
Copper
Iron
Nitrate
Nitrite
PH
Hardness
Chlorine
Lead
Pesticides
